The development firm of Mark IV Realty Group specializes in the creative redevelopment and restoration of existing real estate assets.  Over the past 28 years, Mark IV has successfully completed over twenty developments; including hotels, retail centers, employee housing, industrial office and multi-family residential properties.

The following is a summary of some of those projects.
Hard Rock Hotel (Carbon & Carbide Building) - Chicago, IL

Mark IV acquired the landmark Carbide & Carbon building on Michigan Avenue in Chicago, Illinois and has worked in partnership to convert the 1928 office building into the first urban Hard Rock Hotel. The Hotel has 381 rooms and anchors Michigan Avenue between the River and Millennium Park. The $103 million project opened in December 2003.

Marina City - Chicago, IL

Mark IV Realty acquired Marina City out of the Federal Bankruptcy Court and spearheaded the renovation and redevelopment of, the world-renowned Marina City mixed-use complex on Chicago’s riverfront. The $125 + million redevelopment includes; the House of Blues Nightclub and Restaurant, Smith & Wollensky Steakhouse, a 369-room House of Blues Hotel, Crunch Gym, Brunswick Bowling and Recreation Center and Bin 36 Restaurant. This full-service urban entertainment, dining and lodging complex also contains parking for 900 cars, a marina and space for 3 additional restaurants.

Timber Ridge Village - Vail, CO

Mark IV acquired the 198 unit Valley High Apartment Complex in Vail, Colorado in 1988. Suffering from deferred maintenance and 37% occupancy, the property required aggressive repositioning. Mark IV immediately renovated the project and ceased marketing to individual tenants. Instead, Mark IV commenced a corporate marketing program to the area’s major employers. Marketing the development as employee housing for the major corporations, such as Vail Associates, Marriott and McDonald’s. Mark IV increased occupancy to 100% for the next fifteen (15) years. This project began Mark IV’s experience in the corporate housing environment.

Greek Isles Hotel & Casino - Las Vegas, NV

In the year 2000, Mark IV acquired the former Debbie Reynolds Hotel & Casino in Las Vegas, Nevada. Further capitalization on its employee housing experience, Mark IV, together with United and Delta Airlines, created an exclusive crew hotel. In a fast track construction program, a total renovation of all 205 guestrooms, restaurant, casino and a 500-seat theater area was completed in the late summer of 2001. The property reopened as the Greek Isles Hotel & Casino in August 2001.

Home Depot - Chicago, IL

In 1992, Mark IV acquired an abandoned industrial property on Chicago’s near north side. Recognizing the sites’ obsolescence for industrial use, Mark IV attracted Home Depot to open their first store within the City of Chicago. This 135,000 square foot Home Depot is consistently ranked as one of their highest volume store in the nation.

Riverfront Plaza - Chicago, IL

As true pioneers in the mid 1980’s, Mark IV acquired a former lumberyard on Chicago’s north side. This 7-acre site was converted to a 150,000 square foot power center anchored by Chicago’s first Cub Foods Grocery Store and a local home improvement store. Riverfront Plaza was the first shopping center built in the Elston Avenue Corridor, now home to over 600,000 square feet of national retailers.

1824-54 N. Besly Court - Chicago, IL

In 1988, Mark IV acquired this 120,000 square foot industrial complex on Chicago’s North Side. Strategically located along the I-90/94 Kennedy Expressway. This multi-tenant property is leased to a variety of industrial warehouse and distribution companies, including the city of Chicago Department of Health. This property also benefits from having the Midwest’s largest spectacular roof sign to advertise the tenant’s products.
